EPC Bromley – Energy Performance Certificates in Bromley, Orpington & Beckenham
Need an EPC in Bromley? Green Homes EPC provides accredited Energy Performance Certificates across the borough, from Bromley town centre and Shortlands to Orpington, Petts Wood and Beckenham. Bromley is one of London’s busiest property markets: 7,887 domestic EPCs were lodged in the borough in the 12 months to September 2026.
The housing is just as varied: Edwardian villas and semis around Shortlands and Bickley, purpose-built flats and office conversions close to Bromley South, 1930s semis spread across Orpington and Petts Wood, and Victorian houses and mansion flats in Beckenham. Agents here expect a certificate quickly, so we keep our turnaround tight.
We are accredited with ECMK and Elmhurst, our prices start from £65, and every certificate is lodged on the government register, usually within 24 hours of the visit.
We also provide commercial EPCs across the London Borough of Bromley, retrofit assessments and grant eligibility checks, and we can arrange EICRs and fire risk assessments through a trusted partner. Appointments run 7 days a week, 7am to 9pm.

- Semis are the borough's weak spot. Only about 1 in 5 existing semis in Bromley reaches Band C, against 1 in 3 nationally.
- Mid-century homes score lower. 34% of homes built 1930–1982 reach Band C here, against 41% across England.
- Gas is still the norm. 86% of homes use mains gas and fewer than 1 in 200 have a heat pump. If you're weighing up a heat pump, grant support such as the Boiler Upgrade Scheme may help.
- Landlords, check your rating early. 61% of existing Bromley homes are below Band C, the minimum the government has confirmed for rentals from 1 October 2030. A rental rated C on an EPC done before 1 October 2029 counts until that EPC expires, so knowing your rating now gives you time to plan quick wins, such as heating controls.
Selling in Bromley often moves quickly. We offer Same-Day appointments so your listing is not held up.
We carry out EPC assessments across:
- Bromley Town Centre (BR1)
- Shortlands & Bickley (BR1/BR2)
- Hayes & Keston (BR2)
- Beckenham & Elmers End (BR3)
- Petts Wood (BR5)
- Orpington (BR6)
- Surrounding areas throughout the London Borough of Bromley
Bromley homes by the numbers
Bromley’s homes are a little less energy efficient than the England average. Just 44% have an EPC rating of C or above, against 53% across England. The gap is biggest in the borough’s houses: only around 1 in 5 existing semi-detached homes reaches a C, compared with 1 in 3 nationally.
That matters if you’re selling or letting, because buyers compare ratings and landlords face minimum standards. Here’s how Bromley stacks up.
Bromley vs England

What this means if you’re selling or letting
- Semi-detached and detached houses are where Bromley falls behind – only 19% of existing semis (about 1 in 5) and 22% of detached homes here are rated C or above, well below England. If you own one, a D or E rating is common, not a red flag. When carrying out EPC assessments in Bromley we generally find the usual culprits are uninsulated cavity walls, solid brick walls and bay windows, and older boilers or missing heating controls.
- Homes built between 1930 and 1982 score lower than the national picture – 34% reach C or above in Bromley, against 41% across England. On homes of this age, the improvements we recommend most often are cavity wall insulation and solar panels.
- Almost every Bromley home runs on gas. 86% heat with mains gas and fewer than 1 in 200 has a heat pump. That makes heating upgrades and grant schemes like the Boiler Upgrade Scheme especially relevant here. Heat pumps and the Boiler Upgrade Scheme come up regularly on our Bromley visits, and we’re happy to talk you through what your EPC means for them.
- Newer certificates are rating better. 60% of the 7,887 EPCs lodged in the last year came out at C or above, though that figure includes new builds. An old certificate may undersell your home if you’ve made improvements since. In our experience, a lot of our Bromley clients replacing an old EPC see the new rating come out higher than the old one.
How Bromley's neighbourhoods compare
Median energy efficiency score for existing (not new-build) homes, out of 100. Higher is better.
| Neighbourhood | Median score | Band |
|---|---|---|
| Shortlands & Bromley Road | 69 | C |
| Bromley Common | 68 | D |
| Bromley North & Sundridge | 66 | D |
| Bromley South | 66 | D |
| Widmore | 66 | D |
| Plaistow | 64 | D |
| Bickley West | 64 | D |
| Bickley East | 64 | D |
| Neighbourhood | Median score | Band |
|---|---|---|
| New Beckenham | 71 | C |
| Anerley North & Penge West | 69 | C |
| Shortlands & Bromley Road | 69 | C |
| Beckenham East & Kelsey Park | 69 | C |
| St Mary Cray East | 69 | C |
| Neighbourhood | Median score | Band |
|---|---|---|
| Petts Wood | 62 | D |
| Hayes North | 62 | D |
| West Wickham | 62 | D |
| Hayes South & Coney Hall | 62 | D |
| Chislehurst North | 63 | D |
| Crofton | 63 | D |
| Keston | 63 | D |
The gap across the borough is narrower than you might think: just 62 to 71. Only a handful of neighbourhoods have a typical home in Band C, and most sit somewhere in Band D. Areas such as Petts Wood, West Wickham and Hayes come out lowest. That doesn’t mean homes there are poor; it usually reflects the age and type of the housing.
On our surveys in these areas we often find 1930s semis with uninsulated floors, bay windows with thinner walls than the rest of the house, and loft conversions with little insulation in the sloping ceilings. Many also have an older boiler without a room thermostat or radiator valves.
Whichever part of Bromley you’re in, your own EPC can land well above or below the local median. It depends on your insulation, heating and windows, and the recommendations on your certificate show exactly where the points are. The quickest wins we see locally are topping loft insulation up to 270mm, adding a room thermostat and radiator valves (TRVs), and switching any remaining bulbs to LED. On many cavity-wall semis, cavity wall insulation alone lifts the rating by several points.

EPC Orpington
Orpington (BR5 and BR6) is largely a 1930s suburb, with long roads of bay-fronted semis and detached houses, plus the protected Basil Scrutton-era homes in the Petts Wood conservation area. Many have since had loft conversions, rear extensions and new windows, which all need recording properly.
We carry out EPCs across Orpington High Street, Petts Wood, Green Street Green, Chelsfield and Farnborough Village, and the fast trains from Orpington and Petts Wood stations make these some of the most sought-after homes we survey.
EPC Beckenham
Beckenham (BR3) mixes large Victorian and Edwardian houses, many converted into flats, with interwar semis around Eden Park and Elmers End and modern apartment blocks near Beckenham Junction. Conversion flats are worth particular care, as shared walls, top-floor roofs and communal heating all change the result.
Whether you are near Kelsey Park, Beckenham Place Park or Beckenham High Street, we offer the same quick, accredited service.
What Is an EPC and Why Does It Matter in Bromley?
An EPC rates a property from A to G for energy efficiency and estimates its running costs. In a competitive market like Bromley’s, a better rating can help a home stand out to buyers and tenants.
- Selling a home in Bromley, Orpington or Beckenham
- Letting a house or flat in the borough
- Finishing a new build or conversion
Remortgaging? Some lenders ask for an up-to-date EPC, so it’s worth checking yours is still valid.
EPCs are valid for 10 years. If you have extended, converted the loft or replaced the boiler since your last certificate, a new one will reflect those improvements.

Often, yes. If you book early in the day we can often visit the same day, and your certificate is lodged on the government register within 24 hours of the visit.
Yes. Every home in the borough, including Orpington and Petts Wood, must have a valid EPC before it is marketed for sale.
Yes. Each self-contained flat needs its own certificate. Shared walls, the floor position and any communal heating all affect the rating.
At least E for a rented home today, unless exempt. The Government has confirmed the minimum will rise to C by October 2030.
We measure each floor and record the walls, roof and loft insulation, windows, boiler, heating controls, hot water and lighting. Most visits take 30 to 90 minutes, depending on the size of the home.
It can. A well-insulated loft room often raises the rating, but only if the work is recorded properly, which is why we ask about extensions and building regulations certificates.
According to ONS data, New Beckenham has the highest median EPC score for existing homes in the borough (71, Band C). Anerley North & Penge West, Shortlands, Beckenham East & Kelsey Park and St Mary Cray East follow at 69. Petts Wood, West Wickham and the Hayes areas are lowest, at 62.
Yes. We regularly work with landlords, letting agents and developers across Bromley on MEES (Minimum Energy Efficiency Standards). We provide in-depth MEES reports covering the cost, complexity and lead times of the work needed, with clear advice on staying compliant, adding value to the property and helping your tenants manage their energy use. We also offer a free MEES consultation to talk through your options.
